1. First Impressions
Street appeal is the number one priority. Gardens and lawns should be well presented, rubbish disposed of, paths kept clean, toys and garden tools stored away. Get friends and family to drive past your home and give honest feedback on how it appears.
2. External Exposure
Take a closer look at the exterior of your home. Clean out gutters, get the windows cleaned, consider a house wash, and have the paths pressure cleaned – it can really lift the look of a home, without the expense of a paint job.
3. Attention to Detail
Little things make a big difference. Attend to all minor repairs inside and out. Does the front gate open and close properly, is there a loose step or stone on the pathway? Is there a dripping tap or a door with a broken handle? Let your potential buyers feel that your home has been well maintained.
4. Deep Cleaning
It goes without saying that all rooms, especially the kitchen & bathrooms, should be spotlessly clean. Mouldy bathroom ceilings should be washed back and/or painted. Remove hand prints and scuff marks from walls, light switches and skirtings. If necessary, have the carpets cleaned and wash curtains to get rid of musty smells
5. Remove Clutter and De-Personalise
Consider packing up some of your belongings prior to listing and putting them into storage – it’ll make it easier when it comes to moving day, and watch your house become brighter and more spacious as a result. Pack away personal and family photographs – help potential buyers see a neutral and blank canvas, so they can imagine their family photographs and effects in place.
6. Get Organised
Neat, well ordered cupboards, wardrobes and pantry show that space is ample. Get under the sink and organise, tidy the bathroom cabinets and be sure that when buyers open doors to look at storage space, it is neat and tidy. It’ll make it easier to pack when you move too!
7. Create Ambience
We lead such busy lives these days, that people want their home to be a sanctuary from the stresses of the world. You might be used to keeping the treadmill in front of the TV and an overstocked bookcase in the loo, it probably does not whisper "relaxing retreat" to potential new owners.
